Sealcoating & Crack Sealing
Sealcoating and Crack Sealing are two of the most important elements of a good pavement management plan. Sealcoating and Crack Sealing protect your blacktop from the sun and other natural elements that will inhibit the life of your pavement. Off-highway pavement surfaces need to be protected from gasoline, oil, salt, water, and ultraviolet rays all weaken the pavement surfaces. When your pavement is covered by our dark black sealant, it looks and wears like now. Parking lot Sealcoating helps to project a positive image of the company, shopping center, or residential complex. Sealcoating fills in surface voids and acts as a waterproofing agent minimizing the rate at which water enters the pavement and sub-base. Without it, water will enter, go through the freeze and thaw process which will lead to much larger repairs and potholes.
We add 4lbs of sand to our sealer for traction and filler as well as tarmax (liquid rubber) for flexibility. Our sealer comes pre-mixed from the manufacturer with only the proper amount of water recommended added. The application process is one coat by hand or a two, separate coat spray application.
One of the most damaging elements to asphalt and its sub-base is water. Water seeps into the ground underneath the pavement through its cracks. Crack sealing is a maintenance that should be performed every year or two to preserve the integrity of your asphalt and base beneath it.
We use the proper parking lot grade crack sealant with the federal spec ASTM 1190. Our method of over banding provides a neat and clean application that leaves the cracks filled right with just enough material so that it isn’t over poured and could heat up during the summer months and cause a significant mess.
