Sinkholes vs Potholes on Long Island — And How We Repair Both

Potholes and sinkholes look similar from the surface, but they fail in opposite directions. A pothole starts at the top — pavement breaks down from UV exposure, traffic load, and freeze-thaw cycles until the surface gives way. A sinkhole starts at the bottom — subsurface erosion, shifting soil, or drainage failure creates a void underground that the surface eventually collapses into. On Long Island commercial parking lots, both happen — and both require different repair approaches to fix correctly.

Potholes

Potholes are a surface-level problem caused by the breakdown of the pavement layers. Top to bottom.

Sinkholes

Sinkholes result from sub-surface collapsing. Sinkholes occur not just in natural areas but often black top parking lots. A lot is happening below ground and this could lead to a sinkhole. Water plays a big part in sinkhole creation.

Pothole Causes

Freeze-Thaw Cycles: Water seeps into cracks in the pavement and freezes during cold weather. As it freezes, it expands, pushing the pavement upward. When the ice melts, it leaves a gap beneath the pavement. Over time, repeated freeze-thaw cycles weaken the pavement and cause it to collapse.


Erosion by Standing Water: Poor drainage can allow water to pool on the pavement, infiltrating through cracks and eroding the underlying subgrade or base material.

Vehicle Pressure: Repeated traffic, especially from heavy vehicles, puts stress on weakened pavement. This pressure can cause the surface layer to collapse into any voids created by water erosion or subgrade settlement.


High Volume of Vehicles: Areas with constant vehicle traffic experience faster deterioration of the pavement surface, especially where the subgrade is weak.

Thin Pavement Layers: Insufficient asphalt or concrete thickness can make roads and parking lots more prone to cracking and potholes.

Weak Subgrade or Base Material: If the ground beneath the pavement isn’t properly compacted or stabilized, it can settle, leading to cracks and eventual potholes.

Worn or Brittle Pavement: Asphalt and concrete naturally degrade over time due to UV exposure, oxidation, and temperature fluctuations, making them more susceptible to cracking.


Lack of Maintenance: Small cracks and depressions left unrepaired allow water and debris to worsen the damage.

Sinkholes

Dissolution of Bedrock: Over time, acidic groundwater dissolves soluble rock, creating underground cavities. When the overlying soil or rock can no longer support itself, it collapses, forming a sinkhole.

Fluctuating Water Tables: A drop in the water table, often during droughts, removes the support that water provides to underground cavities, increasing the likelihood of collapse.

Heavy Rainfall or Flooding: Excessive water can weaken soil and rock structures, leading to collapse.

Groundwater Pumping: Excessive removal of groundwater can lower water tables, destabilizing the ground.

Construction and Land Development: Changes to natural drainage systems or added weight from structures can increase the stress on underground voids.

Leaking Pipes or Infrastructure Failures: Water leakage from underground pipes or sewers can erode surrounding soil, forming voids that lead to sinkholes.

  • Leaking Stormwater Systems: Cracks or breaks in underground drainage pipes can allow water to erode the surrounding soil, creating voids that lead to a sinkhole.
  • Improper Surface Drainage: Poorly designed or clogged drainage systems can lead to standing water, which can infiltrate and weaken the subgrade below the pavement.
  • Undetected Water Leaks: Leaks from nearby utility lines (such as water mains or sewer lines) can gradually wash away soil beneath the parking lot.

Routine Inspections: Regularly check for cracks, depressions, or other signs of pavement failure.


Maintain Drainage Systems: Ensure storm drains and underground pipes are in good condition and free of leaks.

Use Proper Construction Practices: Compact subgrade thoroughly and use suitable base materials during installation.

Address Water Issues Promptly: Repair leaks or drainage problems before they escalate.
