New Asphalt Paving — Parking Lots, Roads & Driveways

From new construction parking lots to private roads and commercial driveways, PaveMaster installs asphalt surfaces built to last. We use hot-mix asphalt with proper base preparation, grading, and two-lift paving on larger projects to ensure maximum longevity under heavy traffic loads.

We serve commercial, institutional, HOA, and industrial clients across Long Island, Queens, and Brooklyn. Every new paving project starts with a site assessment and free estimate.

What You Need to Know About New Asphalt Paving

What’s the difference between resurfacing and full replacement?

Look — if your base is solid, you don’t need to tear everything out. We mill the surface and put down a fresh layer of hot mix. You save money and you get a parking lot that looks and performs like new.

But if the base has failed — and we can tell pretty quickly — an overlay is just putting lipstick on a pig. It’ll fail again in two years. We assess before we recommend. We’re not going to sell you a full replacement if you don’t need one.

How long does a new parking lot take?

Most commercial lots we’re in and out in one to three days. We phase the work so you’re not shutting your whole operation down — we’ll keep part of the lot open while we work the other half.

Big jobs like campus roads or multi-building complexes we stage over several days and you’ll know exactly what’s accessible on what day before we ever show up.

What goes into proper base preparation?

This is where most paving jobs fail — not the asphalt, the prep underneath it. We run our own grading equipment. We don’t hand that off to a sub. Proper grading, proper compaction, right base depth for your traffic load.

If you’re getting trucks in and out every day, that’s a different spec than a light vehicle employee lot. We build it for what you’re actually putting on it.

Do you handle drainage as part of a paving project?

Yes. Proper grading for drainage is part of every paving job. If you have existing drainage problems — catch basins, pooling, runoff — we address those before paving, not after.

What thickness of asphalt do you install?

Standard commercial parking lots get two lifts — a base course and a surface course. How thick depends on what you’re running over it. A shopping center lot with delivery trucks is different from an office park with passenger cars.

We spec the right thickness for your actual use. Anyone giving you a one-size-fits-all answer on asphalt depth isn’t paying attention to your job.

Milling & Paving — The Right Way to Resurface

Milling removes the existing asphalt surface to a precise depth before new asphalt is installed. This ensures proper grade, drainage, and bonding — and is the correct approach when an overlay alone won't solve the problem.

We handle large-scale commercial milling and paving projects across Long Island for property managers, general contractors, and institutional clients — from hospital parking lots to university campuses.

What You Need to Know About Milling & Paving

When do you need milling versus a straight overlay?

If your pavement is structurally sound and you just have surface wear, an overlay works. But if you've got grade issues, drainage problems, or the surface has failed in multiple spots, milling is the right call.

We don't recommend milling to run up a bill — we recommend it when it's the only way to do the job right.

What happens to the millings?

They get loaded into dump trucks and hauled off site. Recycled asphalt millings are valuable — they go back into road base and new asphalt production. Nothing gets left behind on your property.

How soon can new asphalt go down after milling?

Same day on most projects. On larger jobs we take the time to properly prep the milled surface first — cleaning and edge work — before asphalt goes down.

Rushing that step is how you get a resurface that fails early. We do it right, even if that means paving the next morning.

Can you mill and pave around an open business?

Yes — we do it every week at retail shopping centers, hospitals, and commercial properties that can't shut down.

We work in sections and finish each section in a single day so there's no exposed surface left overnight and your customers or staff always have access to part of the lot. Your operation stays open. Ours does too.

Commercial parking lot pothole and storm drain repair at a retail shopping center, Long Island NY

Retail parking lots take the hardest hits — carts, delivery trucks, and constant traffic concentrate damage around storm drains and drive lanes. This is where potholes start.

Asphalt Repair — Patching & Pothole Repair

When pavement fails — whether from heavy loads, water infiltration, or Long Island's freeze-thaw cycles — PaveMaster restores it properly. We saw-cut clean edges around the damaged area, remove the failed material, and install hot-mix asphalt with proper compaction. The result is a permanent repair, not a cold-patch band-aid that crumbles in weeks.

We handle everything from isolated potholes to large structural failures across commercial parking lots, private roads, and institutional campuses throughout Nassau County, Suffolk County, Queens, and Brooklyn.

Fresh Type 6 asphalt paving on an HOA community road in Aquebogue, Riverhead, Long Island NY

What Is Type 6 Asphalt?

Not all asphalt is the same mix. Asphalt is crushed stone held together with liquid asphalt binder, and the size of the stone decides how the surface looks, how it holds up, and where it belongs. In New York, those mixes still go by the old state “Type” numbers.

Type 6 is a top course, the layer you drive on, made with stone about half an inch across. It’s tough enough for daily car and truck traffic and grips well in the rain, which makes it a go-to for HOA roads and parking lots.

We recently used Type 6 to resurface the roads at an HOA community in Aquebogue. The old surface was milled off, and new Type 6 went down in its place.

Type 6 Asphalt Questions

How does Type 6 compare to other asphalt mixes?

Type 1 is the base: big stone, placed deep, never seen. Type 3 is the binder layer that carries much of the load.

Type 6 is a top course with half-inch stone, built for steady traffic. Type 7 is a finer top course that gives a smoother finish on driveways and walkways with light traffic.

Why mill before paving with Type 6?

Milling removes the cracked, worn top layer so the new asphalt sits at the right height against curbs, aprons, and drains, and water keeps running where it should.

A tack coat bonds the new layer to the old, then the Type 6 is placed and compacted while hot. Old cracks don't come back up through the new surface the way they can with an overlay.

Is Type 6 better than Type 7?

Neither is better across the board. Type 6 handles heavier, steadier traffic, and Type 7 gives a smoother finish where traffic is light. For HOA roads and parking lots, Type 6 is usually the right call.

Will Type 6 look rougher?

Up close, the texture is slightly more visible than Type 7. From a car or across a lot, it looks like clean, new blacktop, and that texture gives tires more grip in wet weather.

How thick is a Type 6 top course?

Typically about 1½ to 2 inches compacted, depending on traffic and what's underneath. We spec the thickness for each property after we look at it.

Can Type 6 be sealcoated?

Yes. Sealcoating it once it has cured protects it from sun, water, and oil.

Driveway & Walkway Paving — Hand-Crafted Where It Counts.

Not every job is a wide-open parking lot.

Driveways, walkways, and tight-access areas often can't fit a paving machine — so our crews do it by hand. Hot-mix asphalt is wheelbarrowed in, hand-placed, raked level, and compacted to the same standard as our large-scale work.

This is where craftsmanship shows. A hand-laid driveway done right looks clean, drains properly, and lasts for years.

We bring the same attention to a single HOA driveway that we bring to a hospital parking lot.

Asphalt Maintenance — Protect What You've Invested In

New pavement is only the beginning. A scheduled maintenance program — crack sealing, sealcoating, and fresh markings — is what separates a parking lot that lasts 25 years from one that needs full replacement in 10. PaveMaster handles all of it.

Sealcoating

A protective layer that shields asphalt from UV damage, water penetration, oil spills, and oxidation. We've been one of Long Island's most experienced sealcoating contractors since 1979.

Crack Sealing

Long Island's freeze-thaw cycles turn hairline cracks into potholes fast. Hot-pour rubberized crack sealing stops water infiltration before it reaches the base — the most cost-effective maintenance step you can take.

Line Striping & Markings

Faded markings mean ADA compliance issues, traffic flow problems, and a parking lot that looks neglected. We handle parking stalls, fire lanes, ADA markings, directional arrows, and signage.
