Free Parking Area Assessment
Commercial parking lots on Long Island take a beating.
Heavy traffic, freeze-thaw cycles, and Long Island winters open up potholes fast — and once one starts, the damage spreads.
PaveMaster has been fixing potholes across, Brooklyn, Queens, Nassau and Suffolk Counties since 1979.
We work with property managers, facility directors, HOA boards, and building owners — commercial, industrial, and residential.
When you need it done right and done to last, we’re the call.

About Potholes
Potholes start as small cracks in the pavement surface. Water seeps in, freezes, and expands — forcing the crack wider. As traffic loads the weakened area, the surface breaks apart and the material beneath displaces. What starts as a hairline crack becomes a pothole in one winter season.
Once the pavement surface is breached, water gets directly into the base. The base softens, loses load-bearing capacity, and the surrounding pavement begins to fail. One pothole left unrepaired typically means three more within a season.
We saw-cut a clean edge around the damaged area, remove the failed material, apply tack coat to the edges, and pack it with hot mix asphalt — the same material your lot was built with. It bonds properly, holds up to traffic, and doesn’t leave a patch that fails again in six months. No cold patch shortcuts.
Cold patch is a temporary material — it doesn’t bond to the surrounding pavement the way hot mix does. It compresses under traffic, loosens at the edges, and washes out in rain. It buys time but it’s not a repair.
In situations where access time is critical — a hospital entrance, a busy loading dock, a drive-through lane that can’t be shut down — infrared repair is the right call. The existing asphalt is heated, reworked, and compacted in place with minimal disruption and faster return to service. It’s not our default method, but when the situation calls for speed over everything else, it’s the tool we reach for.
Infrared: Pothole Repair in Action
Where Potholes Form First

Drain frames are rigid. The asphalt around them isn’t. As the surrounding pavement expands, contracts, and flexes under traffic, the seam between the frame and the asphalt opens up. Water gets in, the base softens, and the pavement breaks down fast. Drain cover areas are almost always the first place a parking lot fails — and the damage radiates outward from there.
Any time a trench is cut through a parking lot — for water, electric, gas, telecom — it creates a seam. Even when properly backfilled, trench fill settles differently than undisturbed subgrade. That differential movement cracks the asphalt above it, water gets in, and potholes follow the trench line. You can often spot old utility runs just by following the crack patterns in a lot.
Trench drains span the full width of a drive lane, which means the asphalt on either side of the frame takes constant loading stress right at the edge. If the frame settles even slightly or the surrounding asphalt cracks, water infiltrates the joint immediately. The edges deteriorate fast under wheel traffic — especially from delivery trucks hitting the same line repeatedly.
Every vehicle turning into or out of your lot brakes, turns, and accelerates in the same spot. That concentrated stress — combined with the edge condition where lot meets road — breaks down the pavement faster than anywhere else. Entrance aprons are usually the worst-looking part of a parking lot and the most visible to anyone pulling in.
Asphalt edges without curbing are unsupported. Water runs off the surface, saturates the soil at the edge, and the base erodes laterally. The pavement edge cracks, crumbles, and works its way inward. Unsealed edges are one of the most common — and most preventable — causes of parking lot deterioration.
Repeated loading in the same wheel path fatigues the asphalt over time — especially where delivery trucks, garbage trucks, or heavy vehicles run. Once fatigue cracking starts, it catches water and accelerates. The pavement doesn’t fail all at once — it fails in the spots that get hit hardest, most often.

Understanding Your Repair Options
The right call when damage is isolated — a pothole here, a failed section there — and the surrounding pavement is still in good shape. We saw-cut clean edges, remove the failed material, and pack with hot mix. Done right, a patch lasts years. Done wrong with cold patch, it’s back in a season. Patching makes sense when less than 25% of the lot is affected and the base is solid.
When the surface is worn out but the base underneath is still sound, resurfacing is the most cost-effective path. A new layer of hot mix asphalt is applied over the existing pavement, restoring appearance, drainage, and surface integrity without tearing everything out. It works best when cracking is widespread but shallow, and the lot is under 20 years old with no significant base failure.
Milling removes the top layer of damaged asphalt — typically 1.5 to 2 inches — before new asphalt is applied. It’s used when the surface has deteriorated beyond what a straight overlay can fix, but the base is still structurally sound. Milling also lets us correct drainage issues, ruts, and grade problems that an overlay would just cover up. The milled material is recyclable — it goes back into new asphalt mix.
When the base has failed — from water infiltration, poor original construction, or age — there’s no surface fix that holds. Total replacement means removing everything down to the subgrade, regrading for proper drainage, installing a compacted stone base, and paving from scratch. It’s the most expensive option but the only one that addresses structural failure. A properly built lot lasts 20–25 years. We’ll tell you straight if that’s where you are.
