Protecting Long Island Parking Lots Since 1979

Sealcoating — or seal coating, depending on who’s writing the spec — is the most cost-effective maintenance decision you can make for asphalt pavement.

A properly sealed parking lot resists water penetration, UV damage, oil spills, and oxidation — and lasts significantly longer than one left unprotected.

PaveMaster has been applying commercial sealcoating across Nassau County and Suffolk County since our founding in 1979. It’s not something we added to our menu. It’s where we started.

We work with property managers, facility directors, and HOAs who manage parking lots.

If you’re scheduling maintenance for a commercial property, industrial facility, or residential community, here’s what you need to know.

HOA Parking Lot Sealcoating

This is an HOA community in Islip Terrace. Faded, oxidized asphalt, worn ADA markings, and cracked pavement — common after a few Long Island winters without maintenance.

PaveMaster sealed, crack-filled, and restriped the entire lot. Drag the slider to see the difference.

Two commercial lots — CVS Pharmacy in Sayville and an office property in Melville. Heavy oxidation, oil staining, cracking, and striping worn to nothing. The kind of deferred maintenance that compounds every winter.

PaveMaster cracksealed, seal coated the full lot and restriped with fresh white lines, directional arrows, and ADA markings. Drag the slider to see the difference.

Why Property Managers Choose PaveMaster

There's no shortage of sealcoating contractors on Long Island. The difference usually shows up six months later.

PaveMaster has been doing this since 1979 — not as a side service, but as the foundation of the company. We work with commercial properties: parking lots, industrial facilities, HOAs, golf courses, retail centers and more.

Our crews are experienced with the scale, coordination, and scheduling demands that property managers actually deal with.

We use asphalt-emulsion sealer — the legally required product in New York State — applied by spray, squeegee machine or by hand depending on a variety of factors.

Our asphalt sealing work covers everything from freshly milled lots to aging pavement that's lost its color and flexibility. Crack sealing and line striping are handled in the same mobilization when needed. One contractor, one visit, one invoice.

If you need it done right and need it done without follow-up calls, that's the difference.

Commercial - hand applications

Sealcoating — Hand Application

Spray equipment covers large open areas fast, but it can't do everything. Around drain frames, curb lines, building edges, and anywhere overspray would land where it shouldn't, PaveMaster applies sealer by hand.

Hand application works the material directly into the pavement surface rather than just coating the top — better penetration, better bond, no missed edges. It takes longer. That's the point.

When hand application makes sense

→

Older or porous pavement that needs sealer worked into the surface, not just coated on top. HOA communities and properties where appearance and detail work matter.

Commercial spray applications

Sealcoating — Spray Application

Spray application covers large asphalt surfaces fast and evenly. High-volume equipment lays sealer in a uniform coat across open areas — parking lots, large driveways, commercial properties — without the labor of hand-working every square foot.

We always apply two coats. The first seals the surface, the second locks in durability. Edges, drain frames, and curb lines get hand-detailed so overspray never lands where it shouldn't. You get the efficiency of spray with the finish quality of hand work at the perimeter.

Spray is the right call for large open surfaces — parking lots, commercial properties, and large driveways. More economical per square foot than full hand application, without cutting corners on coverage.

Sealcoating — Squeegee Machine

For large HOA communities and roadways, PaveMaster uses a SealMaster squeegee machine. The machine makes multiple passes down and back across the area, working sealer directly into the pavement surface with each run for consistent coverage end to end.

It's the right tool for long stretches of community roadway where coverage speed matters and surface penetration needs to be consistent across every square foot.

HOA communities with long roadways and large common area pavement. Surfaces where deep penetration matters — aged or porous asphalt that needs sealer worked in, not just coated on top. More efficient than hand application on open stretches, more controlled than spray where overspray is a concern near landscaping, buildings, and curbs.
